DOWNTOWN SAN DIEGO - EIGHT DISTRICTS IN THE CENTER OF IT ALL

For anyone wanting to live in a very cosmopolitan area with lots of character and a perfect mix of modern and historical architecture, downtown San Diego is the place to be.  This beautiful city boasts perfect weather, lots of fun and activities and some of the most beautiful condominium buildings in the country. 

Downtown San Diego has gone through a huge revitalization and is now a great place to live for those who work in the city and want all the conveniences and necessities of everyday life within walking distance. Additionally, with a population just fewer than 30,000 people, downtown San Diego is the financial, cultural and business enter of all of San Diego County.

NEIGHBORHOOD HIGHLIGHTS

Downtown San Diego is divided into eight districts each offering a different vibe and appeal to residents and tourists alike.  The area is actually one square mile but feels so much larger because of all that each district brings to the table.  From the popularity of the Gaslamp Quarter to the famous Marina District, it is easy to see why the people, who choose to live in Downtown San Diego, settle here. 

East Village:  East Village is the Downtown’s up and coming neighborhood.  Studio apartments start just over $100K in buildings like Smart Corner.  For those interested in one-bedroom units, they can expect to pay anywhere from the mid-$100s at Union Square and Element to the mid-$400s at M2i and Icon.  Larger two-bedroom plus homes start in the upper-$400s to over $700K in buildings like Park Boulevard East and The Mark.  Because of East Village’s growing popularity, it is a great area for first time buyers.

Banker’s Hill:  This is a primarily residential area in Downtown San Diego.  With its beautiful Victorian mansions and homes in sophisticated condominium buildings, Banker’s Hill is a favorite neighborhood for young professionals and empty-nesters.  One-bedroom condos start in the mid $300s and climb to into the millions in buildings such as The Lodge, Banker’s Hill Tower, and Casiola.  Single-family homes start at over $1 million but rarely are listed for sale.  Another tidbit is that it is common for a single-family home to be converted into office space for dentists, lawyers, and other professionals.

Columbia:  Although this is a very affluent community, it is still a commercial area of Downtown San Diego.  Because it is located on the waterfront, list prices are a bit higher in the Columbia district compared to the some of the other neighborhoods.  Homes in The Grande range between the mid-$300 for one-bedroom homes to just over $500K for two-bedroom homes.  At Bayside, two-bedroom homes start in the upper-$600s and penthouse apartments can reach over $3.5 million.

Core District:  As the heart of Downtown, this area is very desirable for those who want to be in the thick of the action.  Buyers can find great property in modern condominium buildings or in one of the historic buildings that are being restored and converted into condominiums.  

Gaslamp Quarter:  This is probably the most well-known neighborhood in all of Downtown San Diego and is a very popular area for tourists.  Units start at around $400K and top $1 million in buildings like Metropolitan, Electra and Lofts at 777.  For investors, the Hardrock Hotel, a condo-tel, is popular with tourists visiting the city and has units priced from the upper-$300s to over $900K.

Little Italy:  People love the atmosphere of Little Italy.  This thriving neighborhood features one-bedrooms in the low to 300's to three-bedroom homes in the mid-$900s.  Some of the more popular condominiums are Palermo, Aperture, TREO and Bella Via.

Marina District:   The Marina District is probably the most beautiful and desirable neighborhood.  Condominium buildings with stunning views line the street along the waterfront.  Smaller buildings mixed in with cafes and shops dot the streets heading east.  

Cortez Hill:   Cortez Hill is an intimate and pedestrian friendly neighborhood with an older cozy feel.  Many of the buildings situated on Cortez Hill have perfect 360 degree views of San Diego.
