Scripps Ranch is a wonderful community that has rebounded from devastation and come back better than ever.  In 2003, the Cedar Fire ripped through Scripps Ranch and burned over 300 homes and parts of the picture perfect natural area to the ground.  Although only a portion of the city was destroyed, Scripps Ranch still remains a panoramic community known for its beautiful landscaping and, more famously, for its abundance of eucalyptus trees. 

Originally, Scripps Ranch was a 400-acre ranch owned by EW Scripps, a very well-known newspaper publisher.  Over the years he increased his land to over 1,200 acres before selling it all off so that it would become Scripps Ranch.  With a population of over 32,000 people, this family-oriented town puts a lot into keeping their community happy, involved and close-knit.

The most important thing for sellers to know about Scripps Ranch is that the area is high on the list of places to live for many metro area residents.  People throughout the San Diego area aspire to move here.  As for deciding if it is the right time, there are several factors to consider. 

The most important factor is at what price to list property.  The median sale price for single family homes sits at about $640K which is up from previous months but is still down from last year.  The total number of sales for the most current month is just under 30 for the month which is up substantially from previous months which shows that buyers are out there.  Another positive note is that the number of pending properties continues to increase each month. 

As for condominiums, the median sale price is just under $330K with consistent growth over the past year.   In terms of the number of sales and pending properties, the story is similar with consistent growth each month.

When sellers are considering listing their homes, they always want to know how long it will take to sell.  Currently, in Scripps Ranch, single family homes take about two months to sell and condominiums around 45 days. 

Buying in Scripps Ranch

If you want to buy a home in Scripps Ranch, this is a great time to strike while the iron is hot.  Home prices seem to have begun to rebound so for buyers wanting a “good deal” on a home in this popular community, now is the time.  The most important thing for buyers to understand is that homes sell quickly making it necessary to act when THE home comes on the market. Sellers are smart at setting a list price that is realistic so the sale price sits a smidgeon below the list price but not by more than 2-3 percent.

While they are still available, there are only a handful of short sales and foreclosures in Scripps Ranch.  For condominiums, the numbers continue to decrease.  In terms of single family homes, there has been a slight uptick but because there is less than a handful, the increase for the past couple of months went from 2 to 3 sales making the percentage a little deceiving.
